Why Dual Pane Windows Fog Up in Riverside, and What Actually Fixes It

The call usually comes in June. A window that was fine in March has developed a milky band along the bottom of the glass, or a smeary bloom in one corner that is worst first thing and mostly gone by lunchtime. Somebody has already been at it with glass cleaner from both sides, twice, and is now fairly annoyed.
Nothing is wrong with either surface you can touch. The moisture is sealed inside the window.
What Is Actually Inside a Dual Pane Window
An insulated glass unit is two pieces of glass held a fixed distance apart by a hollow spacer bar running around the whole perimeter. That spacer is packed with desiccant, a granular drying agent, and it is perforated on the cavity side so the desiccant can reach the air between the panes.
Around the outside of the spacer sit two seals doing two different jobs. The primary seal, usually polyisobutylene, is a thin bead squeezed between the spacer and each pane, and it is the moisture barrier. The secondary seal, silicone or polysulfide, fills the channel outboard of that and holds the whole sandwich together structurally.
The cavity itself is dry air or, on most units made in the last twenty years or so, argon. Argon conducts heat less readily than air, which is worth a real if modest improvement in the U-factor.
That is the entire product. Two panes and a sealed gap. Everything a dual pane window does for a hot room depends on the gap staying shut and staying dry.
How the Seal Fails
Seals do not usually fail from a defect. They fail from being worked.
Every sunny afternoon, the air trapped in that cavity heats and tries to expand. The glass bows outward very slightly and the seal takes the load. Every night it cools, contracts, and the whole thing pulls back the other way. That is one cycle, and a window in Riverside gets one every day for decades, with the swing between a cool morning and a hot afternoon far larger here than it would be near the coast.
Ultraviolet is working on the secondary seal at the same time, particularly on units where the glazing bead sits shallow and leaves the seal edge exposed to direct sun.
Once the bond starts to release anywhere along that perimeter, the unit starts breathing. Warm air pushes out in the afternoon, cooler outside air draws in overnight, and the incoming air carries moisture. The desiccant absorbs it, which is exactly why nothing appears to be wrong at first. This stage can run a year or two.
Then the desiccant saturates. After that there is nothing to hold the water, and every time the inner face of the outer pane drops below the dew point of the air in the cavity, it condenses there. That is your fog.
Why It Is Worse Here Than Almost Anywhere
Three things stack up in Riverside and they all point the same direction.
Heat load. Inland summers run hot and dry, and a west facing pane on Victoria Avenue or out in one of the Alessandro Blvd tracts takes a full afternoon of direct sun at the hottest part of the day. The cavity temperature on that glass gets nothing like the moderation that the marine layer gives windows thirty miles west.
Swing. Dry inland air means the temperature drops away hard after sunset. A big daily swing is a big pumping cycle, and pumping is what tires the seal and moves moisture in.
Dust and wind. Santa Ana conditions drive fine dust into every horizontal channel on the outside of a house. Weep holes at the bottom of window frames plug up with it, and a plugged weep turns the glazing pocket into a reservoir. The bottom edge of the unit, which is where the seal is most vulnerable and where any water in the cavity ends up, then sits in standing water.
That last one is why so much fogging shows along the bottom edge first, and why the honest answer to a fogged window is never just to sell new glass and leave.
The West Wall Goes as a Set
If one window on a west or south elevation has hazed, look at the others on that wall.
Houses in the tract developments off Alessandro and out toward Mission Grove were glazed with the same units from the same fabricator within a few weeks of each other. They have taken the same sun, the same swing and the same number of cycles. They are on the same clock.
We see the pattern often enough that the second question on the phone, after where the fog is, is how many other windows are on the same side of the house. Catching two more before they haze lets everything get ordered in one go, which saves a second trip charge and, on a tempered order, a second three week wait.
North facing glass in the same building is frequently still clear a decade after the west side has gone. That is not luck. It is a fraction of the heat and a fraction of the cycling.
The Options, Honestly
There are three things a person can do about a fogged unit and only two of them are repairs.
Replace the sealed unit. The old insulated unit comes out of the sash, a correctly specified new one goes in. The frame, hardware, stucco and interior casing are untouched. This is the right answer on most windows and it is the cheapest one, generally in the region of a few hundred dollars for a standard sized annealed unit and more for tempered or oversized glass.
Replace the window. Correct when the sash cannot be de-glazed economically, when the frame is corroded or out of square, or when the drainage in the opening is what killed the glass and cannot be fixed in place. Dearer, pulls a permit, and brings the assembly up to current Title 24 requirements as a side effect.
Drill and defog. A port is drilled through one pane, the cavity is flushed with a cleaning solution, and a small vented breather is fitted so the unit can dry. The haze clears. What you are left with is a window permanently open to outside air, with no argon and a U-factor that is no better than it was, and if the condensation has been cycling long enough to leave mineral deposits etched into the inner faces, those deposits stay. It is a cosmetic treatment sold as a repair. We do not do it, and we will tell anyone who asks exactly what they are buying before they spend money on it.
Check the Warranty Before You Spend Anything
Sealed unit warranties of ten or twenty years are normal, and a great many of the units that fog do so inside that window.
The information is usually stamped into the metal spacer bar between the panes, visible if you get your eye close to the glass edge and shine a torch along it at an angle, or printed on a small etched label in one corner of the glass. You are looking for a fabricator name and a date code.
If it is live, the fabricator owes you a unit and you should not be paying anyone for glass. We read those stamps before we quote, on every call, and it costs us jobs. It has also brought more work back through word of mouth than anything we have ever paid for.
What a Proper Replacement Involves
Measuring is not just the glass size. The fabricator needs the sight size plus the edge bite, the thickness of each lite, the spacer width that produces the right overall unit thickness for the pocket, and whether the location requires tempered safety glazing.
The low-E coating has a surface number and it matters. On this side of the hills the coating belongs on the second surface, the inner face of the outboard pane, where it turns solar heat back before it enters the cavity. Specified onto the wrong surface it produces a window optimised for a cold climate, which is the opposite of what a Riverside living room needs.
Before the new unit goes in, the pocket gets cleared and the weeps get opened. Setting blocks go back at the quarter points so the glass edge is held clear of anything sitting in the bottom of the frame. Then it is bedded, the bead goes back, and the sash gets checked that it still closes on its stop.
That last part takes an extra ten minutes and it is the difference between glass that lasts twenty years and glass that hazes again before the invoice is paid.
If You Are Looking at a Hazy Window Right Now
Take a photo in the morning, before the sun has burned the condensation off, and get the whole window in frame including the sash and the sill. Then count how many other windows on that same wall look even slightly milky at the edges.
